In Singapore, starting a new chapter as a couple often means finding a home together. But in 2026, lovebirds are not just dealing with wedding plans—they’re also navigating one of the toughest property markets in recent years. HDB resale prices have hit record highs, with 4-room flats in Toa Payoh, Queenstown, and the Central Area breaching the million-dollar mark. In just the second quarter of this year, 415 resale flats sold for at least $1 million. With prices expected to rise for the 23rd consecutive quarter by year’s end, couples must decide: buy now, wait for a BTO, or rent?
Here’s a breakdown of your options if you’re planning your first home in 2026.
1. The Main Housing Choices in 2026 For newlyweds or those about to tie the knot, there are four key routes to consider:
Buy a BTO flat: More affordable, but a long wait.
Buy a resale flat: Move in quickly, but pay higher prices.
Rent from HDB: Cheaper than the open market, but very limited eligibility.
Rent on the open market: Flexible, but costly in the long run.
Each choice has its own balance of cost, timing, and flexibility.
2. Buying a BTO Flat: Affordable but Slow BTOs remain the most budget-friendly choice, with brand new units and a full 99-year lease. They also come with the highest CPF housing grant eligibility. But the main drawback is waiting—typically 3 to 5 years before keys are ready.
The good news is, HDB is speeding things up. In 2026, about 19,600 BTO flats will be launched, including around 3,800 “Shorter Waiting Time” units that can be ready in under 3 years. Demand is also less intense than during the pandemic peak, giving couples a slightly better chance of securing a unit.
The October 2026 BTO launch will offer about 9,100 flats in Ang Mo Kio, Bedok, Bishan, Bukit Merah, Jurong East, Sengkang, Toa Payoh, and Yishun. If you want to apply, make sure you’ve secured your Housing Eligibility (HFE) letter and submitted documents by mid-September.
3. Buying a Resale Flat: Fast but Expensive If waiting years isn’t an option, resale flats provide the fastest route to moving in. You’ll also enjoy a wider choice of locations, including mature estates, and larger layouts that are harder to find in new BTOs.
However, this comes at a steep price. Million-dollar resale flats are no longer rare, especially in central and mature towns. While housing grants can soften the blow, the upfront cost is still significantly higher than BTOs. Eligible first-timers may qualify for:
CPF Housing Grant (up to $80,000)
Enhanced CPF Housing Grant (up to $120,000)
Proximity Housing Grant (up to $30,000)
Resale flats also come with the issue of lease decay, which can affect financing and future resale value. But for couples who need immediate housing and can afford the price tag, resale remains the quickest way to secure a home.
4. Renting from HDB: Affordable but Restricted HDB provides rental flats under two main schemes: the Public Rental Scheme and the Parenthood Provisional Housing Scheme (PPHS).
The Public Rental Scheme caters to low-income households without other housing options. Rents are extremely low, starting from as little as $26 for a 1-room flat, but eligibility is strict and supply is limited.
PPHS, on the other hand, is for first-timer married couples waiting for their booked BTO or resale flat to be completed. Monthly rents range from $400 for a 2-room flat in non-central areas, to around $1,500 for a 4-room flat in places like Tiong Bahru or Bukit Merah. This scheme provides a useful stopgap for couples stuck between application and move-in.
5. Renting on the Open Market: Flexible but Pricey For those who don’t qualify for HDB rental schemes, the open market is the most flexible option. You can choose your preferred location and unit type, but with private rentals averaging over $3,000 a month for a 3-room flat in 2026, the costs can quickly add up.
Conclusion: Which Path Should You Take? If affordability is your top concern and you can wait, a BTO remains the most sensible choice. If speed matters more than price, a resale flat is the quickest way to get your own place. Renting can bridge the gap, but only makes sense short-term given today’s rental costs.
Ultimately, your choice depends on your timeline, budget, and long-term plans. With HDB prices continuing to climb, couples need to weigh whether it’s smarter to enter the market now, or hold out for a subsidised BTO later.
The question is less about whether prices will rise further, and more about which option best aligns with your stage of life and financial comfort.
