In cases where the property is mortgaged or developer-financed, additional confirmation documents from the bank or developer may be required.
Applicants must also provide a valid passport, a recent photograph that meets official standards, and proof of health insurance coverage within the UAE. In addition, a certificate of good conduct issued by Dubai Police is required as part of the eligibility process.
For residents, this certificate can be obtained through official mobile services, while non-residents may need to visit designated police service centers in Dubai. Certain nationalities are also required to present a national ID during the application process.
The overall cost of the visa process varies depending on whether it is a new application, renewal, or cancellation. The new investor visa costs approximately 10,545 dirhams, while renewal fees are lower, and cancellation carries a separate administrative charge.
