Lower rent, family-centric communities: Why more UAE residents move to Ajman

Once regarded as the quietest corner of the UAE, Ajman is rapidly rewriting its story. With expanding infrastructure, a growing tourism sector, and a wave of new real estate developments, the smallest emirate is now standing tall beside its larger neighbours — Dubai and Abu Dhabi — as one of the country’s most promising property markets.

Over the past two years, Ajman has transformed from an affordable alternative to a destination of choice for both investors and residents. Its appeal lies in its balance — the ability to offer modern amenities and a coastal lifestyle at prices still significantly lower than other parts of the UAE.

Property experts say that the emirate’s growth is no longer a short-term spike but part of a structural shift. Buyers are increasingly turning to Ajman for long-term value, drawn by the city’s improving infrastructure, ease of access to Dubai and Sharjah, and well-planned communities designed around families and professionals alike.

The numbers reflect this momentum. In the first half of 2026, Ajman’s real estate market recorded a transaction value of more than Dh12 billion — a 37% increase compared to the same period in 2024. The Department of Land and Real Estate Regulation logged nearly 9,000 transactions, with trading deals alone accounting for over Dh8 billion.

Developments such as Al Zahia have led the surge, with luxury villas and apartments seeing record-breaking transactions, including individual sales valued at Dh50 million. Other sought-after districts like Al Rashidiya, Al Nuaimiya, and Ajman Downtown have seen steady price growth, some areas registering increases of up to 48% per square foot for apartments and over 60% for villas.

According to property platforms like Bayut and ValuStrat, Ajman’s market continues to benefit from genuine end-user demand rather than speculation. Listings for properties for sale have grown more than 100% year-on-year, indicating that both developers and buyers see lasting potential.

“Affordability and accessibility are Ajman’s biggest strengths,” said one regional property expert. “Prices remain well below Dubai’s or Abu Dhabi’s levels, yet Ajman is now offering modern communities, new schools, upgraded roads, and a growing number of lifestyle destinations.”

For investors, Ajman presents an ideal opportunity. Its lower entry point, combined with steady rental yields — reaching between 8% and 10% in some developments — make it an attractive option for both local and international buyers. Designated freehold areas like Emirates City and Ajman Corniche continue to attract strong interest, especially from overseas investors looking for solid returns in a maturing market.

Infrastructure improvements have played a key role in this rise. Enhanced road networks such as the 311 and 611 highways have made daily commutes to Dubai and Sharjah far more practical. Combined with new residential and leisure zones, these upgrades have positioned Ajman as a viable base for professionals working across the northern Emirates.

Tourism, too, is helping fuel Ajman’s rise. The emirate has invested heavily in leisure offerings, with tourism revenues surpassing Dh500 million last year and visitor numbers climbing more than 8%. Today, Ajman has over 50 hotels and more than 4,000 rooms, catering to a mix of business and leisure travellers. Its eastern territory, bordering Fujairah, adds another layer of appeal, offering natural landscapes and outdoor adventure activities that complement its coastal attractions.

Education and demographics also highlight Ajman’s evolution. Ajman University, one of the country’s established institutions, reported its highest-ever student intake last year, with learners from over 70 countries. This reflects a broader population shift as more families and professionals relocate to the emirate for its affordability and emerging lifestyle offerings.

For many residents, Ajman offers what larger cities increasingly cannot — a chance to live near the beach, enjoy space, and maintain a balanced lifestyle without paying premium city prices. A British expatriate who recently decided to relocate from Dubai said her rent had jumped from Dh140,000 to Dh180,000 in Business Bay, pushing her to look north. “In Ajman, I can live by the sea and still have access to everything I need — without the stress of city prices,” she said.

The emirate’s real estate regulators have also streamlined processes, improving transparency and investor confidence. Modernised transaction systems and clearer property laws have made buying and selling property smoother and safer, adding another layer of security for investors.

While Dubai continues to dominate the luxury and high-liquidity segment, Ajman’s rise represents something different — steady, sustainable growth rooted in value and accessibility. Analysts from Hamptons International note that the emirate is now attracting both end-users and investors looking for practical, long-term opportunities beyond the country’s main urban hubs.

Ajman’s journey from a modest coastal town to an emerging real estate hotspot captures the UAE’s broader vision — one of balanced development, economic diversification, and inclusive growth. And as the emirate continues to evolve, its mix of affordability, connectivity, and relaxed seaside living may well make it the country’s next big success story.
