Dubai’s rental market is entering a new phase as a wave of new residential projects reshapes supply and demand dynamics. With more units entering the market and demand moderating, tenants are beginning to see improved offers from landlords who are adjusting strategies to remain competitive.
Industry experts note that landlords are increasingly willing to provide attractive incentives such as multiple cheque payment options, a month of free rent, waived commission charges, and even inclusive utility bills. This shift comes at a time when many residents are moving toward homeownership and rental renewals are slowing, creating a more tenant-friendly environment across the emirate.
Real estate consultancy CBRE highlighted that some properties are taking slightly longer to rent, reflecting a temporary mismatch between landlord expectations and tenant preferences. However, this trend is encouraging greater flexibility, with owners becoming proactive in enhancing value propositions for renters.
Market data confirms the scale of new supply. In August 2026 alone, 38 project launches introduced nearly 8,000 new homes, alongside 35 additional projects in the pipeline. Similarly, Property Monitor reported that more than 50 launches in July added 13,800 units worth an estimated Dh38 billion, pushing the year-to-date total to nearly 93,000 units with Dh270 billion in potential sales.
Analysts suggest that after several years of strong growth in prices and rents, the property sector is now slowing to a more sustainable pace. With tenants gaining more options, developers and landlords are shifting focus from rapid sales and leases to long-term viability, product differentiation, and realistic pricing.
Despite signs of easing, CBRE data still recorded modest rental growth in recent months—around one per cent for apartments and two per cent for villas. The consultancy also observed that landlords are increasingly upgrading and furnishing their properties to stand out in a competitive market, with such enhanced units often commanding premium prices.
Overall, the surge in residential supply is fostering balance after years of steep rental increases. As more residents explore relocations within the city, landlords’ willingness to offer better terms signals a more mature and diversified rental landscape—ultimately providing greater choice and value for tenants in Dubai.
