JVC and Dubai South: Affordable Growth with High Yields JVC remains a favourite among young tenants and first-time buyers thanks to its affordability and strong rental returns. Property prices in JVC average Dh1,238 per square foot, with rental yields of 7.39 per cent, making it one of the city’s most lucrative options. Dubai South, located near Al Maktoum International Airport and Expo City Dubai, offers properties at Dh1,035 per square foot and yields of 6.77 per cent, attracting investors seeking long-term value in a strategically positioned hub.

Damac Island and Meydan City: Emerging Value Plays Damac Island, with average prices of Dh823 per square foot, provides one of the most affordable entry points among the six key communities, delivering robust rental yields of 7.38 per cent.
